• Test thermostat for proper operation, calibrate and level if needed.
• Clean indoor coil – if accessible.
• Check the blower motor in the gas furnace for proper operation by measuring amperage and voltage.
• Check blower wheel in the gas furnace for proper balance.
• Inspect motor bearings for wear and lubricate – if applicable.
• Inspect and adjust fan belt tension -if applicable
• Test blower capacitor in the gas furnace to ensure it is operating with factory specifications.
• Measure supply air duct and return air duct temperature differential.
• Replace customer supplied air filters.
• Flush condensate drain.
• Test float switch for proper operation.
• Algae treatment for evaporator coil drain pan.
• Inspect duct work for air leakage and damage.
• Chemically clean condenser coil of the air conditioning outdoor unit.

• During the air conditioning tune up we will monitor refrigerant operating pressures of the air conditioning system, test for proper superheat and sub-cooling.
• Check condenser fan motor in the air conditioning unit for proper operation by measuring amperage and voltage.
• Inspect condenser fan blade in the air conditioning unit for damage and proper balance.
• Check compressor in the air conditioning unit for proper operation by measuring amperage/voltage and check wiring connections.
• Test and visually inspect contactor in the air conditioning unit for burned or pitted/worn contacts.
• Inspect and tighten electrical wiring connections.
• Test dual run capacitor in the air conditioning unit to ensure it is operating within factory specifications.
• Inspect/test safety devices for proper operation.
• Inspect the electrical disconnect box at the air conditioning unit for proper rating and safe installation.
• Inspect electrical wiring of the equipment for exposed wiring.

• Clean the gas furnace exterior cabinet.
• Test ignition system of the gas furnace for safe and proper operation. Test hot surface igniter for proper resistance reading.

• Test gas valve for proper operation.
• Test and adjust gas pressure for maximum efficiency
• Test gas line at the gas furnace for leaks.
• Inspect and clean burners.

• Test supply air duct and return air duct temperature differential and adjust blower speed to achieve proper temperature rise.
• Test safety devices for proper operation.
• During the gas furnace tune up we will visually inspect heat exchanger in the gas furnace for cracks or breaches.
• Monitor supply air stream for presence of carbon monoxide.
• Inspect and tighten electrical wiring connections in the gas furnace.
• Verify combustion air ducts/vents are present and clean screens if needed.
• Monitor sequence of operation of the gas furnace circuit board.
• Inspect duct work for air leakage and damage.
